Tile Installation Cost per Square Foot: Labor Only and All In

October 21, 2026 · Pricing a service business

To work out a tile installation cost per square foot, measure each tiled area apart, count whole boxes of tile at your waste allowance, add thinset, grout, backer board and waterproofing, cost the demo and the install from your crew’s speed with your own difficulty multipliers, add a share of overhead, then divide that full cost by one minus your margin and by the square feet tiled. In the illustrative example below, a bathroom floor, a walk-in shower and a backsplash come to 178 square feet. The job bids at $8,160, or $45.84 per square foot with tile, materials, demo and prep. If the customer buys the tile, the labor-only price at the same margin is $37.39 per square foot.

Every price, crew speed, multiplier and overhead figure on this page belongs to one made-up tile setter. None of them is a market rate. Pieces per box, square feet per bag of thinset or grout, square feet per unit of waterproofing and every waste allowance are inputs too: copy them from the labels and coverage charts of the products you are setting, and from your own past jobs.

The tile installation cost formula

tiles = area x (1 + waste) / face area of one tile, rounded up
boxes = tiles / pieces per box, rounded up
setting hours = area x size multiplier x pattern multiplier
/ your baseline square feet per crew-hour
full cost = tile + setting materials + prep and demo + labor
                   + travel + other + overhead share
bid              = full cost / (1 - margin)
cost per sq ft = bid / square feet tiled

Step 1: measure each area on its own

Area Working Square feet
Bathroom floor 9 ft x 7 ft less 6 under the vanity 57
Shower walls (5 + 3 + 3) ft x 8 ft high 88
Shower floor 5 ft x 3 ft 15
Backsplash 14 ft x 1.5 ft less 3 of openings 18
Total tiled 178

Keep the areas apart. Each takes a different tile, a different waste allowance and a different speed, and 60% of this job is on walls.

Step 2: tile count and whole boxes

A tile’s face area is width times length in inches, over 144. One 4 by 12 wall tile is 0.333 of a square foot, so 106 square feet of wall with a 15% allowance takes 366 pieces.

Tile Area Waste (yours) Pieces Per box (label) Boxes Spare pieces Cost
Floor, 12 x 24 in 57 sq ft 10% 32 6 6 4 $234.00
Walls and backsplash, 4 x 12 in 106 sq ft 15% 366 30 13 24 $468.00
Shower floor, 12 x 12 in mosaic sheets 15 sq ft 15% 18 10 2 2 $170.00
Tile for the job $872.00

The tile comes to $872.00, $4.90 per square foot tiled. Boxes are bought whole, so each line carries less than one box of spare pieces.

Step 3: thinset, grout, backer board and waterproofing

Line Working Amount
Thinset 178 sq ft + 10%, 45 sq ft a bag: 5 bags x $26.00 $130.00
Grout floor 57 sq ft at 120 a bag: 1; walls and mosaic 121 sq ft at 40 a bag: 4; x $24.00 $120.00
Backer board 145 sq ft + 10%, 15 sq ft sheets: 11 x ($16.00 + $2.50 screws and tape) $203.50
Waterproofing 103 sq ft at 55 a unit: 2 x $70.00 $140.00
Setting materials $593.50

Setting materials add $593.50, $3.33 per square foot. Note the grout. The floor’s large tile is entered at 120 square feet a bag and takes 1 bag; the small wall tile and mosaic, at 40 a bag from the coverage chart, take 4. Smaller tiles mean more joint per foot. Which areas get backer board and waterproofing is your scope and the product maker’s instructions; the arithmetic only counts what you enter.

Step 4: tear-out, haul-off and leveling

The old floor tile and tub surround, 145 square feet, come out at 25 square feet per crew-hour as 0.51 tons of debris in 1 trip. With 3 bags of leveler over 30 square feet, that is 14.75 person-hours and $649.14 at cost. Weigh or time what you find under old tile and enter your own figures.

Step 5: install labor, with your own multipliers

Tile does not go down at one speed. Start from your crew’s baseline on its plainest job, here 12 square feet per crew-hour of straight-lay floor tile, then multiply each area by your own judgment of what its tile size and its pattern or location do to that speed.

Area Sq ft Size x pattern (your multipliers) Plain hours Hours with multipliers
Bathroom floor 57 1.25 x 1 (large format) 4.75 5.94
Shower walls 88 1 x 1.5 (vertical, cuts) 7.33 11.00
Shower floor 15 2 x 1.5 (mosaic, sloped to drain) 1.25 3.75
Backsplash 18 1 x 1.5 (outlets, cabinet edges) 1.50 2.25
Setting tile 178 14.83 22.94

The multipliers turn 14.83 plain hours into 22.94, 55% more. Grouting, hanging backer board and waterproofing add 14.27 crew-hours, 62% of the setting time. With daily setup and cleanup the job is 6 days for a crew of 2: 86.425 person-hours, $2,765.60 at $32 a person-hour, which is $15.54 of labor cost per square foot tiled, plus $150.00 of vehicle and travel.

Step 6: the full cost and the bid

Line Amount Per sq ft tiled
Tile $872.00 $4.90
Setting materials $593.50 $3.33
Prep and demo $649.14 $3.65
Install labor $2,765.60 $15.54
Vehicle and travel $150.00 $0.84
Other: edge trim, sealer, drain, permit $180.00 $1.01
Overhead: $30,000 a year / 60 jobs $500.00 $2.81
Full cost $5,710.24 $32.08
Price at a 30% margin: full cost / 0.7 $8,157.49 $45.83
Bid, rounded up to $10 $8,160.00 $45.84

The bid leaves $2,447.25 of profit at the margin price, 30% of the price. Tile is only 15% of the full cost here, and install labor costs more than the tile. That is the case against pricing tile work as a multiple of what the tile costs. The hours follow the area, not the box price: here each square foot of shower floor takes 3 times the baseline hours and each square foot of bathroom floor 1.25 times.

The $45.84 belongs to this job, with its shower, its demo and its $500.00 overhead share in it. A plain floor on its own would have its own number. Price each job from its own areas.

Tile installation cost, labor only

When the customer buys the tile, your quote covers labor, travel, prep and demo, the setting materials you still supply, and your overhead share. The example setter also bills tile it supplies at a 10% markup.

Line Labor only Labor and materials
Install labor, travel, prep and demo, setting materials, overhead $4,658.24 $4,658.24
Price on that at a 30% margin $6,654.63 $6,654.63
Tile billed at a 10% markup $959.20
Quote $6,654.63 $7,613.83
Per sq ft tiled $37.39 $42.77
Margin on the quote 30% 27.4%

$26.17 a square foot only breaks even on the labor-only job. Supplying the tile adds $959.20, but a 10% markup is only a 9.1% margin on that tile, so the margin on the whole quote drops to 27.4%. If you supply tile, decide the markup with that in mind.

Suppose the example setter has been quoting $32.00 a square foot, labor only. On this job that brings in $5,696.00, a margin of 18.2%, and falls $958.63 short of the 30% price. The handyman rates post works the same check for an hourly price.

Margin is not markup

The bid divides by 0.7. Adding 30% to the full cost instead gives $7,423.31, $734.17 less than the margin price, and a margin of only 23.1%. A 30% margin is a 42.9% markup on cost. The markup vs margin chart lists the pairs.

After the job: did the bid hold?

The example estimate allowed 101.18 person-hours for demo and install, for an expected profit of $2,449.60. The timesheets came to 112 hours, 10.82 over, and the receipts ran over too. Profit fell to $2,031.00, a 24.9% margin, so $418.60 went to overruns. If that repeats, raise the multipliers or lower the baseline: multiply future hour estimates by 1.11.

How these were calculated

Areas are rectangles less the openings entered. Tiles are area times one plus the waste allowance, divided by one tile’s face area and rounded up; boxes are tiles over pieces per box, rounded up. Thinset, grout, backer board, waterproofing and leveler are area over the coverage entered, rounded up to whole bags, sheets and units. Demo is crew-hours from the removal rate, debris tons from pounds per square foot, haul trips and dump fees with a minimum per trip. Setting hours are each area times its size and pattern multipliers over the baseline rate; grouting, board and waterproofing hours are area over their rates; the total is rounded up to whole days with daily setup and cleanup, times the crew and the crew cost. The bid is full cost / (1 - margin), rounded up to $10. The labor-only quote is the same cost without the tile, over (1 - margin). Every figure was computed twice, once by the code behind the product below and once by an independent program written from the formulas alone, and the two agree to the cent. All inputs are illustrative, not market prices or measured crew speeds, and coverage, pieces per box and waste figures are the buyer’s own label numbers. None of this is financial, legal or tax advice, and nothing here says what a wet area needs.

To run this on your own areas, labels and crew, the pack below has the same eight calculators linked together, including the labor-only and labor-and-materials quotes side by side.
